Desfilis advised to Elevation Capital Partners, an asset management firm under Groupe Inter Invest, in the acquisition, through the OPPCI* Indigo Référence, of the entire office space at Espace Bertel, a landmark urban development project in Réunion, for a total amount of €60 million. This transaction represents the largest office rental operation ever completed in La Réunion, both in terms of value and volume.
Espace Bertel, located at the heart of Saint-Denis’ business district, is a mixed-use real estate project combining office spaces, retail, leisure, and dining areas, with completion scheduled for 2027. This 18,000 m² complex, designed to meet the highest environmental standards (HQE certification, green spaces, outdoor areas), is a strategic asset to address the growing demand for modern office spaces on the island.
The acquisition of 6,300 m² of office spaces by OPPCI Indigo Référence, a dedicated investment vehicle regulated by the AMF, aligns with Elevation Capital Partners’ “Real Assets” investment strategy launched in 2024. This project marks a significant milestone not only for the asset management company but also for Réunion’s economic development, as it constitutes the first regulated investment vehicle fully dedicated to commercial real estate on the island.
