Desfilis has advised the founding partners and their associates on the sale of the “SHG” hotel portfolio, consisting of 8 hotels, ranging from 2 to 4 stars and totaling 507 rooms, located in Bourges, to a consortium made up of Alboran, Extendam, and GV Hospitality.
Developed over the past 35 years by the Falleur and Pitault families, alongside their partners, the “SHG” portfolio has become a cornerstone in the historic capital of the Berry region.
The eight properties within the portfolio – Hôtel de Bourbon Mercure Bourges, Best Western Plus Hôtel d’Angleterre, Ibis Bourges, The Originals City Hôtel Le Berry Bourges, The Originals Access Hôtel Bourges Gare, Novotel Bourges, Ibis Styles Bourges, Ibis Budget Bourges – along with a 78-room hotel currently under development, are tied to well-known franchises such as Accor, Best Western, and The Originals.
Boasting strong fundamentals and strategically located in key areas, these properties benefit from a dynamic and resilient market, particularly from the business clientele of La Défense, a major player in the Cher region.
The selection of Bourges as the European Capital of Culture in 2028 is also expected to give a significant boost to its tourist appeal and, like the successes seen in Marseille in 2013 and Wroclaw in 2016, should lead to a rise in leisure travelers.
The takeover by Alboran, Extendam, and GV Hospitality, experts in the hospitality industry, is based on three key pillars: enhanced operational support, an ambitious investment plan to renovate the properties, and the introduction of a comprehensive CSR program aimed at fostering more responsible hospitality.
